A notable piece of Mumbai real estate history was made with the sale of a triplex apartment in the building where the iconic actor Dilip Kumar’s bungalow once stood. This expansive 9,527.21 square foot triplex, sold by Blackrock to Apco Infratech Private Limited, fetched an impressive Rs 155 crore. According to SquareFeatIndia.com, the triplex occupies the 9th, 10th, and 11th floors, with a per square foot rate of approximately Rs 1.62 lakh. This transaction is part of a larger development plan initiated last year when Dilip Kumar’s family finalized an agreement with the Ashar Group to transform the Pali Hill plot into a luxury residential project. The plot, previously home to Dilip Kumar's bungalow, is now set to host a state-of-the-art residential tower. An important aspect of this project is the inclusion of a museum on the ground floor, dedicated to the life and career of Dilip Kumar. This museum will have its own separate entrance to facilitate easy public access, ensuring that the legendary actor's legacy continues to be celebrated. Dilip Kumar, a titan of Bollywood, passed away at the age of 98 on July 7, 2021, following a prolonged illness. His connection to the Bandra West property dates back to 1953 when he purchased it from Mohammad Latif for Rs 1.4 lakhs. The bungalow, where Kumar lived for fifty years, became a significant landmark and a testament to his illustrious career. However, this storied property was embroiled in legal battles for several years.




The disputes primarily revolved around accusations from Kumar’s family that a real estate firm had forged documents in an attempt to seize the property. After years of court proceedings, Saira Banu, Kumar’s wife, finally regained possession of the bungalow's keys in 2017. This legal victory marked the end of a prolonged struggle, ensuring that the property was free of disputes.

The current development project represents not only a transformation of physical space but also a respectful nod to Dilip Kumar's enduring legacy.
