Bollywood actor Kartik Aaryan has recently made headlines by renting out an apartment in Mumbai for a substantial sum of Rs 4.5 lakh per month. This information, gleaned from property registration documents accessed through the proptech platform Square Yards, highlights Aaryan's foray into the city's competitive real estate market. The lease and license agreement for the apartment was registered on August 28, 2024, with a stamp duty payment of Rs 42,500, marking a significant financial commitment. The apartment, which spans 1,912 square feet, is located in the Siddhi Vinayak Building within the prestigious Presidency Co-operative Society in Juhu, a neighborhood well-known for its luxurious residences and celebrity inhabitants. Kartik Aaryan, in conjunction with his mother, Mala Tiwari, had earlier purchased this property for a hefty sum of Rs 17.5 crore. The deal, which also includes two parking spaces, was not without its additional costs; the transaction incurred a stamp duty of Rs 1.05 crore and a registration fee of Rs 30,000. The finalization of the property purchase took place on June 30, 2024, with the registration of documents occurring a year earlier, on June 30, 2023. From a financial perspective, the rental yield on Aaryan's property has been calculated at 3.1%. This figure indicates the percentage of the property's total value that is generated annually through rental income, a common metric used to assess the profitability of real estate investments. The rental yield suggests that Aaryan's investment is performing reasonably well, contributing to his financial portfolio.
This is not the first time Kartik Aaryan’s family has been involved in high-profile real estate transactions. Last year, his mother, Mala Tiwari, entered into a lease agreement for a 3,681-square-foot apartment owned by fellow actor Shahid Kapoor. The monthly rent for this property was Rs 7.5 lakh, accompanied by a substantial security deposit of Rs 45 lakh for a 36-month lease.
